How to get planning permission on your land with no upfront costs
As Chartered Town Planners & Development Consultants we initially carry out a FREE Desk Top Assessment & then a site visit can be arranged to discuss the options available. Our bespoke service is tailored to each site to maximise the client’s property assets. We have an excellent track record in securing planning permission & then selling the consented development site on for the significant uplift in value. We can either sell land:
On The Market (Private Treaty or Informal Tender)
Off Market (Direct to a Housebuilder / Developer)
We are interested in looking at the following types of sites:
Brownfield sites (previously developed).
Land close to edge of towns & villages.
Former or existing commercial premises close to housing.
Infill sites / large gardens (including those in Green Belt).
Barns & redbrick outbuildings for conversion.
Paddock / Recreation Land.
Land to take forward through the Promotion Process in Local Plans.
Land previously refused / appealed.

Our ultimate goal is to add value to land through the planning process.
Working with you & on your behalf we seek to deliver planning permission entirely at our expense – occasionally we operate on a success fee basis, with the client paying the upfront costs.
Once an agreement is reached we engage with the community & local authority. We then prepare a full suite of technical reports & surveys produced by our expert team to support the planning application, or promote the land for residential development.
Submission of the application is within an agreed timescale with the landowner. We seek to secure a consent with the local authority but in the event of an appeal we may instruct a barrister to lead the case.
Contract & Consultancy
Detail of contract process:
Following a site visit & discussion with you, the owner, we will make an offer & enter into an agreement with NHA LAND Ltd as to how the planning application is financed. Usually the costs associated with achieving the planning permission are paid by us, & we recover our profit & costs when the site is sold. Depending on the size of site & complexity of the case our fee will be a modest percentage of the final selling price.
The land remains yours until it is sold by the date set out in the agreement. We are incentivised to achieve the best price for you the landowner.
Planning Consultancy:
We are often asked the question “What are the prospects of obtaining planning permission for a certain scheme?” Such advice & work can be provided on a preliminary basis & then charged on an hourly basis thereafter.
Terms of business & instructions are agreed in writing with the client before work commences. Ultimately the landowner's requirements will dictate the work to be carried out, the terms & type of agreement.
